Do you inspect detached buildings like sheds, garages, and guest houses?

By |2025-12-02T21:15:45+00:00December 2nd, 2025||

By default, our inspections cover the main home. Detached buildings such as garages or guest houses are not automatically included, but they can usually be added on for an additional fee. Just let us know during scheduling if you’d like these structures inspected too. For example, detached garages, workshops, barns, pool houses, or finished guest

Can I request extra services beyond the standard home inspection?

By |2025-12-02T21:15:25+00:00December 2nd, 2025||

Certainly! We currently offer sewer scopes, indoor air quality tests, and 2D floorplans. We also partner with trusted third-party contractors who provide WDO inspections, pool inspections, and septic inspections. Add-on services can be scheduled through your client dashboard or by contacting our office directly. Third-party contractor inspections, however, must be added by contacting the office.

Will you check permits or code compliance?

By |2025-12-02T21:15:03+00:00December 2nd, 2025||

We don’t specifically check for code compliance. Building codes change over time, and it’s not possible for us to know which code cycle was in effect when your home was built. In most cases, homes are also “grandfathered in,” meaning they don’t have to be brought up to the newest code each time it changes.

Do you test the sprinkler or irrigation system?

We make every attempt to check the irrigation system and confirm that it operates. What we can see above ground (like broken sprinkler heads or sprinklers hitting the home) will be reported. However, many parts of the system can’t be inspected, such as underground lines, scheduling functions, or full zone coverage. If you’d like a

Do you go into crawlspaces?

By |2025-12-02T21:14:12+00:00December 2nd, 2025||

Yes! If it’s safe and accessible, we will enter the crawlspace. There is a small additional fee for this, which will be added during the confirming process if it applies and wasn't added on during scheduling. We strongly recommend inspecting the crawlspace since so many key systems run through it- plumbing, electrical, HVAC, and of

Do you check the roof and attic?

By |2025-12-02T21:13:44+00:00December 2nd, 2025||

Yes! We make every attempt to walk the roof so we can get the best possible look. If that’s not safe or accessible, we use a camera on an extendable pole to get a close view. We also fully access attic spaces. While many inspectors only perform a “head and shoulders” check (just peeking in),

What is the difference between a home inspection and a condo inspection?

By |2025-12-02T21:13:20+00:00December 2nd, 2025||

A home inspection covers all areas and systems of the property, including the roof and exterior. A condo inspection is different because the roof and exterior are maintained by the condo association. Instead, it’s what’s called a “walls-in” inspection, meaning we inspect everything specific to that unit, such as the electrical, plumbing, interior, and HVAC.

What isn’t included in the home inspection?

By |2025-12-02T21:12:57+00:00December 2nd, 2025||

Inspections don’t include opening walls, moving furniture, or checking anything that’s hidden or unsafe to access. To make the most of your inspection, we recommend ensuring that areas like garages, attics, crawlspaces, rooms, and appliances are accessible ahead of time. Your agent can help coordinate with the seller’s side to make sure we have access
