What is a Repair Re-inspection?

A re-inspection is a targeted review of specific items previously identified in your initial home inspection report. It’s designed to verify and document that agreed-upon repairs or modifications have been completed. It is not a pass/fail inspection. We will simply report on what we observe. Please note, the re-inspection does not cover new areas and is not a comprehensive review of the property, and we often are unable to assess the quality of repairs.

Expectations

To accommodate the dynamic nature of our inspectors’ schedules, we provide an arrival window for your re-inspection. This is typically between 11:00am-12:30pm unless alternate arrangements have been made. Using a window of time helps us manage unforeseen delays and ensures that we can provide timely service to all our clients. The re-inspection itself typically is concise, usually lasting between 5-30 minutes. Due to the brief nature of these visits, attendance at the re-inspection, in most cases, is not recommended or necessary. Our inspectors will conduct a thorough and efficient re-inspection, will provide you with a detailed update on the findings (including photos and videos), and will be available for follow up questions as needed. Also worth noting, that re-inspections are not placed on our calendar until the invoice is paid.
