We don’t specifically check for code compliance. Building codes change over time, and it’s not possible for us to know which code cycle was in effect when your home was built. In most cases, homes are also “grandfathered in,” meaning they don’t have to be brought up to the newest code each time it changes. We do pull permits as part of our process, but only to give us clues about the condition of the work that was done and to help inform our inspectors on site. We can’t verify whether permits are open or outstanding, and we don’t provide official notifications about them.
What we focus on in your report is safety and functionality. Many times, those observations line up with current codes, but our role is to help you understand how the home is performing today and whether there are any safety concerns to be aware of. If you need to verify permits or code compliance, your best resource is the local building department or your real estate agent.
