Re-Inspection Solutions

At HouseScan Inspections, we are always happy to help with repair re-inspections when they’re needed by clients and agents here in Northeast Florida. We understand they often come at the end of a tight contract period often with a 10-day or shorter due diligence period, and everyone is working hard to keep the transaction moving smoothly. That said, we also want to share a little insight about how re-inspections fit into our schedule and offer a few alternatives that may serve your buyers just as well (and sometimes even faster).
We understand that trying to fit a re-inspection into everyone’s schedule, yours, the seller’s, and ours, can feel like a juggling act, especially with tight closing timelines. On our end, these visits often occur between full inspections, and with the sheer volume of requests we receive, coordinating them within those tight windows can sometimes be difficult. We recognize that this can feel frustrating for agents, sellers, and buyers alike, and while we are always willing to accommodate when possible, there are many situations where an alternative option might actually serve you better and quicker. In fact, in many cases, there is an easier workaround that keeps your transaction moving without the waiting, coordinating, or extra cost of bringing an inspector back out.
As many of our clients and agent partners know, our re-inspections are priced based on the number of items we are being asked to verify, and not every item on the RRTA needs to be included. We often see re-inspection requests made up of items that appear purely cosmetic or very simple to verify (think a cracked electrical faceplate or low water pressure at a faucet). These may not require a paid return visit and can unintentionally add costs for the buyer. In many of these cases, buyers or agents can consider verifying the repair themselves, which can be a quick and efficient alternative.
For larger repairs, especially those that must be completed by a licensed specialist, the contractor’s invoice or receipt typically provides strong documentation. These records often give the buyer everything they need: proof that the work was completed, documentation for their files, and, in many cases, warranty information. This can be an ideal solution for items such as an HVAC unit being replaced or an electrical breaker that was tripping. In situations like these, a re-inspection may not be necessary at all, which can save everyone both time and money.
We also frequently receive requests to return to the home solely to update insurance reports that might be required here in Florida. In many of these cases, photos or receipts are sufficient for us to verify that the required work was performed. When that is possible, we can update the insurance documentation usually free of charge without needing to re-visit the property, again reducing cost and coordination for everyone involved.
