Home Inspection

Documents the home’s condition by reporting on functional and safety-related deficiencies of the home’s major systems (roof, HVAC, plumbing, electrical, kitchen appliances, exterior, interior, attic, foundation & structure.) We go far above and beyond the industry accepted minimum standards.

Whole-House
Infrared Scan

Uses FLIR Infrared Thermal Imaging Technology to scan interior home surfaces to help identify hidden deficiencies such as roof leaks, plumbing leaks, moisture intrusion, missing insulation, leaking ducts, and more. This is included at no additional charge with every home inspection!

4-Point
Report

Summarizes the condition of a home’s 4 major systems (roof, plumbing, electrical, and HVAC), to help insurance company determine insurability of the property. We provide this report at no additional charge while most companies will charge an additional $75-150. Learn more.

Wind Mitigation
Report

Documents the specific wind-mitigating construction features of the home, which many times can result in significant insurance premium discounts. We include it with every inspection while other companies can charge anywhere from $75 to $150 extra for this report. Learn more.

  • Crawlspace Inspection – $75 to suit up and inspect the crawlspace underneath the home

  • Multiple Living Units (ex: Duplex, Mother-In-Law Suite, Multi-Family) – $125 per additional attached unit, $250 per detached unit

  • Optional Detached Garage / Shed Inspection – $75 per structure

  • Optional Mold Inspection (Indoor Air Quality Sampling) –  $275 for 1 outside control sample and 1 sample inside home. $75 for each additional sample. Lab results in 1-2 business days.

  • Optional Pipe Scope Inspection – $200 for inspection of sewer lateral with sewer camera

  • Expedited Report – $50 for same-day turnaround, rather than next morning

Service Area Adjustments

We service all of Northeast Florida. Any inspection within roughly an hour of Jacksonville will have our standard prices from the table above. But anything on the fringe of our normal service areas (some portions of Baker, Putnam, and Nassau counties) or beyond may include an upcharge to cover additional drive time and fuel costs.

Repair Re-Inspections

If you are in need of a repair re-inspection after repairs have been made, simply email us at admin@housescanfl.com with your repair request list and any associated receipts, and provide us with your re-inspection deadline. We will respond with our re-inspection pricing and availability.

WDO Inspections

We work with two 3rd-party Pest Control companies to satisfy your WDO Inspection needs. A WDO Inspection inspects for visible and accessible evidence of infestation or damage caused from wood destroying organisms such as termites, powder post beetles, old house borers, and wood decaying fungi. This inspection is sometimes required by your lender for certain types of loans such as VA Loans. Schedule along with home inspection here.

Pool Inspections

We work with Accurate Leak Detectives, a 3rd-party pool inspection & leak detection company, to satisfy your pool inspection needs. Most pool inspections, especially those performed by home inspectors, often times do very little and rarely catch leaks and other issues that can end up costing you thousands. Jim Davis and his team provide one of the best pool inspection services in town which includes leak detection for just $289. Most other companies are charging $500 or more for similar service.
